This is an exclusive property exquisitely designed and equipped with the best conditions and comfort.
At your disposal:
2 bedrooms with double bed and single bed, one of them en-suite;
1 bedroom with double bed, double sofa bed and dining table;
2 bathrooms in total;
1 fully equipped kitchen;
1 balcony.
Plumbing in Portugal is very sensitive, it is forbidden to flush paper down the toilet. For this we have a waste bucket near the toilet which should be used accordingly. Thank you
Please be aware that this apartment is on the 1st floor and there is no elevator.

*HOUSE RULES*
Dear beloved guest,
Our company is widely recognized as being a respectful and trustful entity among our local community. To preserve that condition, one of our major commitments is to respect our beloved guests, neighbors and vicinity, in order to bring better quality of life to everyone involved.
So please, take in serious consideration the following rules that are continuously applied, and when not respected a fine or penalty will be charged as it follows:
- Smoking is prohibited inside the building premises.
When not respected: 100€;
- Silent hours are from 9pm until 9am. Pay attention, make absolutely no noise during that time frame.
When not respected: 50€;
- Events, parties and loud music at any time, are strictly forbidden.
When not respected: 50€ (per person);
- External visits are not allowed. The property is intended for the exclusive use of the number of guests registered on the reservation.
When not respected: 50€ (per external person) + external person or people, need to leave immediately the building premises;
- Keys should be only taken when the property is ready and placed back after your stay, according to the instructions pre-sent. If keys are missing, there is an associated cost.
When not respected: 20€ (per key);
- Early Check-Ins & Late Check-Outs, are only available on request and prepayment. Please note, if not requested or authorized, the amount will vary accordingly the type of accommodation booked:
Villa: 100€ || Apartment: 80€ || Room: 60€;
- Luggage storage, either on check-in or check-out, is only available on request and prepayment. Please note, if not requested or authorized to leave your belongings inside the property, the amount will vary accordingly the type of accommodation booked:
Villa: 50€ || Apartment: 40€ || Room: 30€;
- Pets are only allowed on request and prepayment, under very specific conditions. Please note, if not requested or authorized to host your pets, the amount will be: 50€ (per pet);
- All property items must always remain within the property and never taken for external use. Example: towels, bedding, kitchenware, appliances, Wi-Fi router, Smart TV sticks, etc.
When not respected: accordingly to the item taken out, price will vary;
- Damages or missing items are obviously completely unnecessary and forbidden. Each case will be individually analyzed after a careful onsite inspection.
When not respected: accordingly to the situation, price will vary;
Any violation of the rules described above, the referred amount will be charged.
If more than one is not respected, the sum of them will be the final result.
In addition to those consequences, in extreme cases you will be asked to leave the property immediately, with no place for any sort of reimbursement or amendment, since basic rules were not followed.

*NEW YEARS EVE DEPOSIT*
For reservations that will pass the 31st of December, in our properties and due to this specific period, an extra deposit will be charged for safety reasons.
The amount will be 50% of the total amount paid, in order to guarantee your reservation. This amount will be reimbursed if it happens after a care analysis of the house conditions after your stay. If all in perfect conditions, this amount will be given back. Otherwise, all the damages will be calculated and charged.
The flat has a total of 3 bedrooms.
All rooms will be open for your convenience!
You will have keys to the flat and the building during your stay.
*CLEANING*
The cleaning fee that our guests pay is relative to the cleaning of their check-out day. During the stay, all guests are responsible for keeping the place clean and tidy. If you want extra cleaning and/or products during your stay, please check the price chart that is displayed at the property and contact us.
*FRIDGE*
If you are sharing the property, please use the shelves accordingly.
We are not responsible for any disappearances.
*MUNICIPAL TOURIST TAX*
Due to the new Regulation 725/2019 published in the Diário da República 178/2019 (series II) of 17th September 2019 - which was applied from 1st of March 2020.
Any and all bookings between March and October in the municipality of Faro are subject to the Municipal Tourist Tax.
The fee is € 1.50 per guest and per night, in all tourist developments and local accommodation establishments, up to a maximum of 7 nights in a row.
If the guest interrupts the stay, a new count of overnight stays begins.
The following are exempt from this fee:
• Guests under the age of 13 (thirteen) years of age.
• Guests with disabilities with a degree of disability equal to or greater than 60%, providing a document proving this condition.
• National and foreign students who enter the University of Algarve with stays at the beginning of the academic year up to a maximum of 60 consecutive days, provided they present a document proving this condition.
• Guests whose stay is motivated by medical treatment, extended to an accompanying person providing a document proving the appointment / provision of medical services or an equivalent document.
*IDENTIFICATION PROCEDURE*
When staying in a hotel guests are used to showing their IDs at check-in.
When you make a reservation in a registered local lodging establishment (any type of accommodation you booked on airbnb, booking or other similar website), your host is required to have immediately after the reservation is made, and report your presence and details to the Portuguese Immigration and Borders Service (SEF - the governing body that monitors the movement of foreigners) within 3 week days of your arrival.
